It has pockets of great neighborhoods interspersed within pockets of "war zones", new houses on the same streets as old houses, tiny track houses next to large custom houses, several schools have closed in the last couple years; just a lot of variables that you can only know by learning your market.

I live on the same street of the property here in MA and when I saw an REO that came out and listed for 39K, I jumped in & called the guy and he said its on pending!

Already did all the work so literally about to hit the streets.  

I feel like theres been a surge in the popularity of note investing, which always makes me nervous...

But keep in mind, they are extremely 'popular' and have plenty of other 'offers' (::cough:: bribes).

I live just down the street so I got over there quickly, but the kids had already left and the porch handrail was sprawled all over the driveway.  

This home had been subdivided into an illegal commercial establishment as it was the last house in a neighborhood but fronted a busy through street.
