Their 3 office addresses are easily "findable"--- Should I send my "yellow letter" to their offices or is that in poor taste??

If they poor their heart out about what they are going through then you have your motivated seller, the question will be, how motivated are they? 

The other potential issue is what if they aren't satisfied with the final product.  

I am very familiar with the Katy, Memorial and Spring Branch areas of Houston, and now I am out in Cypress, Tx.To start my education, I have been listening to BP podcasts, and I have read Rich Dad Poor Dad and the Richest Man in Babylon. 

Like many people I hear in the BP podcast and other real estate podcasts for that matter, I was introduced to the idea of real estate through "Rich Dad, Poor Dad."

If you decide to invest in these areas I would suggest that you do the same renovation that would be done in a good area, but with a lesser expensive products ( instead of hardwood we use strip vinyl with wood pattern).

Because you are selling a service based product.

People like to think of themselves as being productive by looking for funding.
