If its less then I will have to carry the remainder of the loan and possibly be forced to pay it in full as well (or switch it to a personal loan since theres nothing to take back if I default). 

For example your state's law might require a prior owner who resided in the property to be notified in person but they may not have been able to locate and serve them notice or an interested party may have been notified at the wrong address.

My next step after posting this is to reach out to a few similar hosts for the style of property I am looking to invest in and see how well they do on a personal level.

Multis feel more like a house and you have one person living with you (or 2 or 3 depending on duplex, trip, or quad), whereas an apartment complex has more amenities, but people sharing walls everywhere.

I was approached by a tenant who says they are licensed to run a Group Home for persons  with Disabilities.

The latest one I received today was a person that wanted to know if I was interested in the VA service.
