The caveat is that its next to a gas station(See photo below).

We have turned being the fact that we are only "local" as long as the orders have is stationed in a location.

Call the local fire station, not the emergency number, when its quiet.

Yeah I also recently heard they are trying to build a Metro North Station at Hunts Points... actually just found an article that the MTA is planning 4 new stations in the Bronxhttps://www.dnainfo.com/new-york/20140925/hunts-point/4-new-metro-north-stations-coming-bronx 

I am currently Active Duty Navy stationed in Kings Bay, GA.

This is not a trivial process (even assuming that the property has the correct zoning designation for 3 units), as you will need architectural plans approved and will have to pull a major alteration permit (which will trigger the need to bring everything up to fire code - sprinkler system/fire alarm with pull stations/fire-rated doors and sheetrock, etc.).
