These are your potential buyers once you find good deals, and there may even be some motivated sellers in that same list .Once you have the values nailed down and a list of potential buyers, get to work on some low-cost marketing (driving for dollars, targeted direct mail, craigslist, door knocking, etc.).

And so I buy drawer/cabinets from Habitat for Humanity Restore/Construction Junction/etc; sometimes I need to nail a laminate countertop to it if it lacks the top but they often have the countertop still on there - buying them used is naturally way cheaper.

For example some electrical stopped working in the house after I had paid thencontractors electrician at the time of construction to make sure all electricals were up to date to prevent such things from happening, we fixed that.. after that we noticed some leaking in a part of the home which we finally located the problem that the the contractor nailed trim with a nail gun and made a hole in a heating pipe which dripped slowly so no one knew anything until the damages were big, we fixed that.

Another trick is if you have any missing pieces of siding, you can cut out luan the same size and nail that in.
