It does seem like the owner is less of a landlord and more of a glorified RA.If you can find the right tenants and live there as long as possible to make sure care is given to the space, I believe that will go along way.

A signed agreement should contain deposit terms.

A rental is a long term play. 

That model encourages PMs sign long-term leases.

I have been working full-time RE,  BRRRR method on single-family homes in my local area for the past 4 years.  22 homes completed-  (2 sold) 20 long term rented.  

This project demonstrated our ability to quickly enhance property value through minor updates and effective project management, resulting in a profitable sale.

@Ray Dixon, to learn more about short-term rentals in and around the Atlanta market, I would highly advise joining the Facebook group, Atlanta Metro Short Term Rental Alliance.

My head is going to explode as not sure where is best to look at  @Aaron Laprade I admit I might be a bit biased, but Kentucky boasts some of the top short-term rental markets in the country, according to third-party data.

So if you can target a little nicer property you can enjoy better interest rates for your long term hold.
