There are home that sold in the last 6 months across a major road that sold for350K-450K.   

Last year's summer bookings were specatcular (offseason/winter/fall) have been cold as ice with almost no bookings.  

Have the info on:    - any claims in the past 5 years    - when were the Roof, Electrical, Plumbing, & heat last updated    - what alarms/security    - who the prior coverage was for the past 5 yearsCA has become a difficult market for coverage lately so I would start the process early to make sure you are quoted in enough markets.

Because last year it was only 0.08% in March and last three months it’s been averaging .23%…We will float around 2.75-3% throughout the year and only way it goes lower is if housing pops.

I use that example since I just PAID a $750K wholesale fee last year to an investor who put in the reps, and had a smoking self storage deal under agreement for a steal... and I was HAPPY to wire them the funds.

last 25K I dropped for my MBA which was years ago and I dont thing I can  do that again :D)))

Last option would be to just figure it out on your own and using all the free resources out there and make the mistakes and learn from them.
