Thoroughly investigate the club before you put your money in.  

Until now I thought that buying commercial real estate is far more difficult then for example single family house.I will try to investigate how can I get financing to such RE.

Ok so im currently investigating my financing options and i know its very difficult to get a conventional loan with 5% down if the property is in bad condition ie bad roof holes in walls ect.

@Justin Webb, if you are wholesaling these properties I don't think you need to take the time to investigate the area as much as you described. 

Though this is definitely something I need to investigate, especially with Section 8 tenants.And I completely agree about planning for #3 now while executing #2.

Of course I don't think you guys/gals will just blindly listen to me, but I'm just throwing it out there for you to investigate for yourself so you may decide if this makes sense to you too.What do you guys think of this?

The staff is friendly and helpful and you can walk right up and usually talk to an investigator right over the counter...

I would file a complaint with the Bureau of Real Estate Department so they can investigate and revoke his license. 

Worth investigating but I encourage you to take time and read the information provided before proceeding -- an unsecured loan has higher risks to the lender as well as the potential for higher returns.
