He's bringing 50% cash to the closing table and I decided to partner with someone even though it didn't help me out on the loan front, there is inherent value in working with someone who's 4 or 5 levels ahead of me.I'm not scared of all this, it's exciting, but I want to be cautiously aggressive and learn where I can limit risk and would like to brainstorm my next 5 moves with someone... anyone interested?

I should add to my answer above because I failed to address one of the most important concepts:  Incentive.There is an insinuation here that recapitalizing at a below-market basis is inherently advantageous to the sponsor, and thus the sponsor has some incentive to “shortchange” the original investors.So how does one insure that this doesn’t happen?

A 2% property is going to be high risk, combine that with the inherent risk of investing long distance, and those 2 things wont multiply each othet, they will be exponential.

I spoke with 1 local real estate agent and they gave me a truthful answer of actually avoiding these neighborhoods, or at least up to a 100k budget stating the local demographics aren't the best and in her experience, tenants do not pay rent on time and it's not the best 1st time investment property.I wanted to inquire here as well as she mentioned she's only been in the game for a few years and hates being a landlord so I don't know if she has a biased opinion.I look forward to any and all help!
