If you build it for more or sell it for less, you spent a year and a half of your life improving a neighborhood.

Can we expect to get more in rent with these exterior improvements?

It's a pretty small investment for a good return IMO - the improvement will be once and done.The other poster mentioned it might be a 3 prong / 4 prong issue.

Don’t over improve because you won’t get it back.  

To buy 2-4 unit buildings under market value that need some cosmetic improvement & thus can be force appreciated.

You can improve it quickly.  

Having the loan amortized at 12 yrs isn't ideal for cash flow but comparing 3.526% to your 11% rate you should be improving your cash flow by a couple hundred dollars a month with no cost to you.

The market has really climbed over the past few years, I purchased at 135k in 2015 and refinanced in 2019 at 185k with no improvements.
