I will always do my own investigations into the property and not depend on the assignor's reports and inspections...I have no idea what their relationship may be with those producing the reports.

Since the land doesn't produce cash flow it would be a lot harder to borrower against it on its own, especially if there is not business plan for it.Figure you'd probably get 50% LTV max credit on that land which may be even less since a lot of banks lost money on land deals.

In order to partner with him he wants me to contribute 1 million to pay off the loan to be a true 50/50 partner on the land so we can develop it.I don't have 1,000,000 in cash lying around so I offered to leverage one of my income producing properties as a lien to the bank which is worth about 1 million.The goal is to roll over his 1 million dollar loan into a 5 million loan which we would share 50/50. 4 million of that would be used to develop the land.He needs my income and assets to qualify for a bigger loan, and I feel like my 1 million of income producing assets would suffice in the form of leverage.The disagreement is that he feels I am not bringing any money to the table in this scenario to make it a true 50/50 partnership.

I dont know which is riskier taking on a business that would produce a lot better return on my investment or putting it all towards real estate.

@Bryan Otteson No it wont hurt your SEO unless you put that same content throughout your own website, but adding it to other websites are very good for the backline game.So don't worry about it, and go ahead to produce as much content you want offsite.

She wanted the same kind of returns our other real estate investments are producing and at the end of the day the numbers weren't there to get her on board.Definitely a beautiful place to visit with lots to do in the summer.

@Roy N.Indeed, those were some horrendous times to try and borrow money - although if you were cash rich and wanted to buy bonds I guess you were pretty darn happy :-)It's a healthy reminder to be conservative when projecting and to not over extend!
