I would ask your title company to make sure lease transfer documents are done or transfer the lease to your name or company name in the event you need to enforce lease terms against the tenants the leases are already in your name.  

But, if they have some situation where they can I let them mail or hand deliver funds to me but it must be certified as I won't take a personal check.

One would wrap into a 7 yr arm @5.5% to start, IF I transferred over what assets I could for 1% AUM fee - no thanks.
