Our brokerage company is attempting to gain a market edge in house flipping thru-out California, namely West Los Angeles.The convenience is we have our own investors here in West Los Angeles.

And for the most part I've just been trying to contact the owners or trustees of the (possible)properties but usually they have conveniently  posted the email addresses of these plaintiff attorneys which would be an easy and cheap alternative or supplement to reaching out to the owners/heirs.

I've always felt I set the expectations and managed the relationships with renters well since I was right there in the unit and could notice right away if something was to go wrong - thankfully because of all the people I interview to find the right fit before accepting a tenant, I've had nothing but great experiences with all the tenants thus far.Now that i'll be in another state and won't have the easy access and convenience to check on the property frequently (aside from the help of my parents who will be the de facto property manager as they own and manage their own rentals as well), what sorts of best practices can you recommend to help mitigate the risk as I transition from a house-hacker to an out of state investor/property manager?

Oakland just seemed like the most convenient choice for me and searching at the properties it seemed like I would be able to occupy a few properties there, rent the other rooms out, and still cash-flow. 

It's very convenient to I-5 for commuters, as Mount Vernon is also a bedroom community for people who work ~30-60 miles south.

Still, that doesn't mean you can't appeal to luxury vacationers.You'll want to take a few steps to ensure your home is appealing to luxury travel enthusiasts: Upgrade the landscaping and exterior to maximize curb appeal.Upgrade appliances to the best and most modern.Upgrade bathroom and kitchen fixtures.Add small upgrades that allow for greater convenience or an element of novelty.Decorate the home to suit a particular design aesthetic.

From what I've gathered so far, wholesaling seems to be easiest/fastest/most convenient way to begin for someone like me, who has a full time job and not an exorbitant amount of free time to spare.

It is very simple and very convenience to use.
