Potential Flip Deal in west Michigan

Hi All,

I have a potential deal I am on the fence about. I am leaning towards no, but thought I'd check out other's thoughts as this would be our first deal that we've done besides buying, fixing up and selling houses we live in. Here are the numbers:

ARV 230,000
acquisition -4,195
purchase price -170,000
Repairs -17,670
selling costs -13,500
holding -5,000
Profit 19,635

There is a House flipping calculator under Tools menu on BP.
