I would rent it by the room to maximize rents. after all expenses are accounted for, it would most likely cash flow around $500/month....perhaps as high as $750 Duplex #2 This duplex is 2,500 square feet with a total of 6 bedrooms and 4 bathrooms.

@Shannon Sadik There is a product that we use, it is called Kilz, we use them even for fire damaged room, factor those out and the painting expense and embed them in your contract.

Either the agent "bought the listing" by promising some ridicules price, or a stubborn owner who put a couple grand in upgrades and expects to get double that back plus labor.Bottom line, if the house was burned to the ground, infested, with 2 liens, but was worth $800,000 and would only take half of that to make all the problems go away... and the asking price was $1000..... it would be sold by nightfall.

I think it should rent for $1200 but went with $1150 because section 8 fair market rent for two rooms in Burlington county is $1156.
