If I could go back and start the REI journey while finishing my Master's degree, I most certainly would.I endorse @Kim Tucker suggestion on finding a way to acquire a small MF around the university, live in one unit, and rent out the others.

@Brandon Madden I worked at NYC Deloitte (in their real estate practice group) right out of University and got into my first property within a year from graduating.

I had never known that such a thing as a degree in real estate existed until I found it as a degree program on Virginia Commonwealth University's website (on of the colleges I have looked at attending). 

I'm currently looking to buy a 4/2 SFM and rent it to university students.

Both are located in Lawrenceville, NJ within one mile of Rider University. 

@Eric DeVito - Like most questions in real estate (and life), there is no universal answer to which is better.

@Bryan Kunka, a couple areas that I like which you didn't list are University district, which are mostly higher end flips, min $100k+, with the exception of a few blocks near 6 mile and Livernois, Bagley (NW corner of 6mile and Livernois), buy around $20-$25, ARV ~50k, and are selling.
