Hey man.Dude, don't market for cash buyers.There is absolutely no need to spend money  finding people that need you.This is what I would suggest.Focus your efforts on finding the contracts.

Yes it requires more effort on your part, but as you've noticed most agents aren't going to be very excited to be doing the work for you.

Effort is the name of the game.

If there is equity to save here then its worth the effort.

So in short, a little more effort, but nice returns.
