To create great common areas you have to:1) have a great looking entry normally comprised of 3-rail white vinyl fence with a matching sign and landscaping.2) Add feather flags to give it some life.3) Replace all rusted old stop signs with brand new white vinyl posts and caps and new signs.4) Build a white vinyl dumpster enclosure (unless you're on polycart).5) Make sure that roads are free of potholes and freshly striped.6) Paint all common area buildings.7) Mowing and edging must be immaculate.Essentially, make the property the best it can be.
