Short Term Rental Partner?

Multi-Family owners and syndicators. Interested in your take on the following. I'm a seasoned LTR owner and STR owner. I'm in the Hawaii market, currently with 3 STR's, and looking to expand into the mainland market for Short Term Rentals by partnering with Multi-family complexes. I'm targeting Western Sunbelt states.

If you are a syndicator, or solo-owner, or JV owner, would you be interested in the following deal to keep your vacancy rate near zero:

If you've baked into your proforma 5-7% vacancies, and you own or control, say a 100 unit complex.  Would you be open to leasing out 5-7 units (5-7%) of your property for one to three year leases at market rates, with allowance for annual rent increases, as well as a profit share to allow for them to be covered by a short-term rental manager?

Also, has anyone been introduced to this concept before?

Or, anyone have any experience with this model?  How was it/is it?
