You could also find someone who has the money and the knowledge and be essentially an employee for the hustle part to get the experience.

I am a full-time W2 employee and part-time real estate investor in California.

It is the first one that has - so far, there has been no extra money funding that landlords qualified for (the exception being those large enough to have employees or run as a C Corp for pay/tax purposes (even if an LLC or S-Corp), so that they have at least one employee (themselves) to apply for a PPP loan.

My wife and I are both W2 employees and make about 200k.

@Will Barnard I will definitely ask my CPA about the S corp option...I currently work for an S corp, but don't know too much about how it works besides the fact that they get a sizeable tax break the way they structure it, including the distribution of stock to employee owners like myself within the company...I didn't realize I could use the same strategy personally for my real estate ventures, as I had assumed that this was more for bigger companies...guess I shouldn't assume things!

However, I would like to hear how you all have shifted from more of an employee to an owner.

It does require a license here in Texas but I've been through many state surveys for my current company and the process isn't too rigorous, but you definitely must meet standards with policies and safety in the workplace for your employees and clients etc. 

The CEO of Google said last month that they will not be doing permanent work from home, and employees will still have to live near the office.
