Keep in mind, I've had my eye on the Dallas market for Duplexes for awhile, and this is the only one I've seen in an area where I would actually want to live that I can afford. 

I am catching myself spending too much time analyzing one property before knowing that it's worth anything.

In that point that is why I'm called here today to further my knowledge in the economic downturn we see before our eyes today.

Explain there is no catch, you're just a new business and want to show them how good a job you'll do for their customers, should they refer you.

Like the healthy 26-year-old mother of three that worked on the side and was paid in cash so she wouldn't lost her benefits that paid $1,175 of her rent on a $1,200 townhouse that none of her friends could afford despite working two jobs, yet she was still consistently late with her $25 portion of the rent, then she got knocked up by the boyfriend living with her unbeknownst to us and HUD, and when I finally managed to catch her and get rid of her, she left $4,000 in damages.

Covid has been eye opening to realize how much I depend on my higher income to keep my families way of life constant.

If it all works out and I didn’t miss any huge issues, maybe I will start trusting my eye to do quick inspections on future deals

Patterned wallpaper is also catching on (I added some to my office last summer!). 

I just heard in the news the IRS is in the office catch them while you can. 

To my untrained eye, everything looks okay except the $172.50 remove all trash (seems high) and paint all walls trim and doors $1,380.
