It looks like my first step, per the seminar, is to find an investor's agent.

I have a W2 job in a high tax bracket, but we are planning on owning Airbnb’s that my wife actively manages along with her working as a real estate agent...Our goal was to have her materially involved so that we could write off potential losses against my W2 income.

I had three insurances agents hunting for: 1. a provider who would even consider writing a policy, and 2. a policy that wasn't sky high. 

Jobs to consider include being a loan officer, a property checker/appraiser, an assistant to a property manager, a real estate agent, and a person who checks investments/underwriter.

Louis, so if you ever need certain recommendation to help you get started (lenders, agents, contractors) I'd be happy to help.

Gustavo, I found the deal through an wholesaling agent at New Western.

I have never had a good experience with them as an agent, and just recently had them bait and switch a buyer (I had the seller) AT THE CLOSING TABLE.  

Small enough but experienced enough to have good referrals (the profile pages of QIs here on BP can get you started) means you'll be in good hands since at the largest QIs in the country your experience will be dictated by the sales manager assigned your file and not necessarily a senior consultant.You've had a good experience with yours to date.

It's amazing how many things you can do to be a successful Agent, but there are also a ton of things that are a total waste of time.
