Having no fence make a good excuse to not allow pets.  

Everyone and their brother with a pet can get a doctor to write them a letter saying they need an emotional support animal.It is of little value unless you are looking for an excuse to justify breaking your no pet rule.Easier to simply pass and let them find a landlord that allows pets.

Keep in mind they will always have a excuse and you will need to ignore them all.

Give them a date they have no excuse to miss.  

But I try to learn and grow from them, not use them as an excuse to give up and walk away.

I've been asking that at EVERY SINGLE STEP because I want to be corrected if I really am doing anything wrong and your answers are excuses.

Hello All--First post here, so please excuse my inexperience in advance--still learning a lot so appreciate your advice.A little background, I purchased a foreclosed duplex in 2013 in lakewood, ohio (suburb of cleveland) with a FHA rehab loan.

When a tenant has an unusual request or offers up excuses rather than pay rent, we say something along the lines of "If it were up to me, I would help you but we work for the owner and we have a contract we must uphold.  

If it is a cell number, try a text and call.Not excusing the lack of responsiveness, but part of the problem is this information is very urgent for you, but not a high priority for the previous landlord.

I think if a property managers excuse for why they keep it is because its extra work is crap!
