Luckily a buyer that passed on my last wholesale was super interested in this one, and was confident from the walkthrough video that he'd like to take the project on.

My main points were that successful investors who hit their targets are going to excel in the basics.  

I would suggest a company without long term contracts, variable pricing based on volume and excellent customer service to help walk you through the process if you have any questions along the way. ;) 

I want to move my main company's office and employees (wedding video production) to Denver where I live. 

I have had excellent results getting emergency rental assistance for tenants.

Some offices are excellent, some are terrible but most are just slow. 

I'll buy the coffee :) I've watched the videos lookup multiple properties to train to find a good deal but there is still so much I don't know.

I estimate 350-500K in repairs and the ARV based on conservatives numbers at 8% cap is around 1.6 million.I have been "winging" it on my previous buildings to an extent but all of them turned out great with excellent cash flow and big forced appreciation. 

Any platforms that allows to keep track to have this at my fingertips in an app that isn't an Excel spreadsheet?

They can definitely be an excellent resource for these sorts of questions too.
