Sadly things like this happen and though in many cases its tenant neglect, you can either eat the cost or make them pay which they might just move out in the middle of the night and now you have to do make ready repairs and deal with vacancy. 

While termites won't eat through the stucco, they will eat through the polyurethane foam that often sits between the stucco and framing, especially on houses with synthetic stucco.If the stucco terminates below grade, termites can trench below the ground and up behind the stucco.

I don't want them to have to eat out for a week.

So if one is not allowed to charge tenants for credit/background checks, do MA lessors just eat the cost of doing these checks?

I know people who take home 130k a year, but blow it on $700 car payments, fancy condos, and taking people out to eat 5x a week.
