Etc....... there are about 10 duplex’s before mine and they are all alike (townhouse kind of styled)....MY duplex starts the next set and there are about 10 of ours as well (side by side styled) across the street and the rest of the neighborhood are alllllllll single family homes that are pretty nice and well maintained. So I recently cut down a pine tree from my front yard that I felt like was just a hassle due to the pines that it dropped leaving a constant mess...I bought a Japanese maple tree to put in place of where the pine was and some small shrubs to fill the middle of the duplex and the sides.....The duplexes I mentioned that were BEFORE me all have small trees alike and all are maintained by some landscaping company and from mines down all pretty much have PINE trees.

You might have better luck in Huntersville and Cornelius, I have not really focused in those particular areas.I was able to grab a duplex in an off market deal that I am house hacking with a conventional mortgage.

I am deliberating two possible scenarios for myself in the future to continue down the path of working for my self and family as well as investing.Scenario:80k-100k cash on hand not in a rushOption 1 potentially:Find a older duplex 30-40k for cash with a higher estimated arv than the projected rehab, rehab property, rent, refinance.

2) Avoid Misunderstandings - be up front and clear about every aspect and with every person - Do Make full disclosures, put it in writing, people have bad memories3) Avoid putting your (career) ladder up against the wrong wall and climbing it - Do think about what you want for an outcome and walk the steps backward on paper to outline how to get where and who you want to be
