I spent more than 4 hours driving different neighborhoods the other night, something I plan to do at least every other week.

I'm going to be listing my house for sale in a week and a newish neighbor has me worried that he might drive away potential buyers and I'm not sure what to do.

These are things cash buyers and future home buyers (who will likely finance via banks) are wanting to see proof of even if the surrounding properties aren't presently at their aesthetic best.

Found a house through cold calling, found the house by driving for dollars and very distressed. 

If the appraiser sees a big dollar amount for your list, they might increase the price adjustment to be more in your favor.The appraiser won't walk through any of the comps - they'll look at the MLS photos, the MLS description and do a drive-by.
