I have my FIRST investment property under contract as of yesterday. YAY.NOT YAY: I finally had a chance to go room by room in the duplex (REO / vacant for two years) this AM. Looks like a complete to the studs gut job...

Some people call them dogs (aren't dogs man's best friend?)

I'm not going to argue with an applicant whether a dog is a dog or not and get in an argument about pet deposits.  

Service animals such as a "hearing dog".

We have laminate floors (no carpet) in that home BUT they have a dog (possible allergies maybe)        Another thing worth mentioning, vacancy for the above property is about $100 per DAY so i have to be thoughtful about this one.       

I have someone who has a note from their doctor that they need their dog for medical reasons.  

After all, sometimes the best bird dog is a wanna-be tenant buyer.

At a high level somebody with a solid job record and credit history with 5 animals (two dogs, two large fish tanks, one lizard) or someone who is very professional and thorough but has had a recent divorce and bankruptcy (would also bring a dog, and two college age working children),  but since bankruptcy appears to have a solid rental history (and mentioned prepaying early)...Thank you!!!

If I wanted to I could get a new number each month but with the blacklist feature i don't have to do that.I use those tracking numbers for my bird dogs too.
