@Gary Wildey There are numerous factors, and a huge one I would echo is what @Michael Dumler mentioned: if you don't have a team in ANY market (whether in market or OOS), it can add another level of difficult to your investment.

If it is difficult for you to finance now, it will likely continue to be difficult to finance for the buyer you try to sell it to, so unless you can A. make the old mobile home not an old mobile home or B. make it easy to finance then it's just asking for complexity down the line.
