What are some common phrases that you use in your phone conversations to keep the conversation light and flowing?

I left out some information that might shed more light on the situation.We would love to purchase the land outright, but my understanding is that the property cannot be subdivided. 

I'm just talking about it like they talk about what they are doing with their day.I was specially told that it makes them feel jealous that they don't have anything like it that they are excited about and that they would prefer to talk about "light things".  

Luckily only the door was damaged, but my tenants had some pricey goods stolen (they thanked me for recommending renter's insurance prior to signing the lease).I've done the following to prevent future break-ins: security door, motion lights and a deadbolt on the fence gate.  

For example - the tenant made a request to have 4 repairs made (air filter change, two light bulbs and a reset breaker)- they created a separate work order for each which created 4 separate service call charges and dinged me for .5 hours for EACH call as well.

No cars, no lights at night.

We found a lawn chair, side table, Christmas lights, beer fridge and tv... in the crawl space.
