I have never had to evict someone, assuming I were to buy the place, what can I expect to have to go through to get this person out?

I'm a new investor and planning to go straight into commercial multifamily in the midwest.

Now I close deals without ever having to go to the market again.  

I recently commissioned into the Air Force and am considering the USAA Career Starter loan for a future down payment or rehab on a duplex.. with a variety of ways to go about it.

Still need to go and look at it with a realtor.

Location is prime but it is overall a very industrial area and not a desirable one in terms of current housing.

@Andrew Postell yes I am using an exchange company and they verified that yes the replacement property does have to go into the same name the old property was in.

Also, in regards to negotiating a deal, I want my first offer to be low enough to allow room to negotiate up to my desired price, but I don't want to be so low as to cause offense, how much give is there when negotiating?

I am not going to let a reasonable lender do 10 hours of work on my file just to go somewhere else to save $200.
