I appreciate the welcome and will delve in!

There are great resources as far as books, podcasts and blogs, and of course the forum, that will all help you delve into the investing side.

Obviously, the more I delve into the forum and podcasts it becomes a little overwhelming but I can tell there are great people on BP that want to help others succeed.  

I will look into this a lot deeper.

I recently went to a Dean Graziaso seminar and even though I didn't attend the entire seminar (simply because they wanted 2K to attend a 3-day course), I came out of it knowing that I would really like to research and possible delve into wholesaling.

That said, I have also had seller inspection reports with items pointed out on them, then pulled in specialists to dig deeper into the reported item and used that to negotiate pricing.

I have not yet delved into it but I have heard of a few individuals supposedly doing well with Real Estate on Ebay.

If you haven't already delved into the BP Podcasts, I'd encourage you to do so!

From a review of the leases you can build financial projections that should give you a solid understanding of the opportunity.Understanding in-place rents compared to market is similar to multifamily but in this case you will likely have to reach out to leasing brokers in the market to get a better gauge of market rents.This is by no means comprehensive but should be enough to screen the potential purchase before digging in deeper.
