You can build a great buyers list, and actually custom tailor the houses you go after based on the pre-qualified tenant buyers you have.

So, if they wanted to make things less scary for the seller, they might agree to record a quit claim deed at closing returning the property to the seller, and then draft the note such that, upon any default, said deed would be executed.If the investor does default, things would have really gone sideways for them: They would have just forfeited sweet, low-cost, non-qualifying, non-recourse financing.

Quick background on me: I have been marketing to a custom driving for dollars list for the last 12 months and have only bought and sold 1 property.

I get nervous when I see posts on these forums blasting David Lindahl and the blogs on BiggerPockets claiming that they dont work for most people and that investors run out of cash or whatever.

Courts have been very friendly to claims of mold health issues the last 15 years or so.

In general do you know how to prospect and generate business, present, close deals, and serve customers?
