BP Community - I know this is a sticky legal/tax topic that is near impossible to solve in the forums and it requires a custom CPA solution for each situation.

If I haven't painted a picture you can understand, ask the questions I left open and I'll do my best to answer them.

@Kate Lee Every state is different so I don’t know how it works in TX, but here in CO the agent/client relationship goes like this: unless there is an agency agreement in place you are a technically a customer and we’re not supposed to advise you or advocate on your behalf.

I'm strongly considering taking one of my pre-foreclosure letters and customizing it for HOA delinquency and sending that.
