Im a new investor and I've been running some calculations with the BP calculator and I think I have found some good deals but I do not have the best credit right now (middle 600s) and I do not have the proper funds id be comfortable with, with buying a investment property to try and BRRRR or just upgrade a few items.

Does this investment only allow you to live in the motel room or can you rent it out to guests?

While living in it for the first year or so learn.

I would suggest emailing or calling the US House of Representatives office for the congressman/woman for the district your rental property is in or the district where you live.

House hacking can also help you offset your living expenses and gain experience managing a property.Also, building a strong foundation is crucial to you success.

That can work if you live 5 minutes away. 3 hours, not so much.

I live in Northern NJ and as I mentioned the barrier of entry for me in NJ is too high.

Regarding the location, I could definitely see keeping it a while and it’s only a few minutes from where my wife and I live now which is a comfortable area.
