The cost of the custom cabinets should be paid for as well as a reserve to replace them (not necessarily buy new ones) in the event the deal doesn't close.Most custom amenities can be marketable, but too much can bring the price higher slowing the marketing time and increasing holding costs.So long as special requests, like colors are usual in the market you can go there without much concern.

Changing carpet only in one room could be a big problem (new carpet of one color and older carpet in other rooms with different color. - not good) What about light fixtures, window treatments, plumbing fixtures, landscaping, interiro/exteriro paint, drywall repairs from window replacements (5 you stated).

Wow, there's a line and in my opinion, they've crossed it...We photoshop all of our listing pics, but only to enhance the colors, the brightness and the sharpness of the images, not to distort reality.While there's probably nothing illegal about what they did (though maybe), it just seems very, very wrong...if nothing else, it violates the, "everything in this listing is true to my knowledge" ideal...

The old colors are very bright and bold, so a coat of primer, such as Kilz or Bullseye, on the baseboards is in order first.What would be a fair price for what would basically be a full day's work for one person?

At a minimum, she needs to include a legible, color copy of her drivers license, then do all the backgrounds once she sends you a money order to cover the background, credit and eviction history.

I think you cant go wrong with light earth tone colors.
