Either way keep in mind how touchy some municipality workers can be emotionally lol always approach every meeting/ phone call with a ton of kindness, & politeness.. it makes a world of a difference here.

So, I am hopeful I can make this work since my income isn’t high enough to easily qualify for a loan this big on my own (I’d need a co-signer which is not impossible but would rather do this on my own).

Currently getting my feet wet on the wholesale side of things out in Denver, CO, which is looking to be a pretty tough market.

@Matthew Bruce BaileyI don't know what contracts are like in Kentucky or what the custom is there, but when we're writing contracts for Colorado Springs and Denver investment properties, we always ask for copies of signed leases, rent rolls and income statements for five previous years. 

I think prop mgmt software really depends on how many units you have, how many features you'd like (expense tracking, chat, just rent collection, accounting, maintenance requests, etc), and whether or not you want to pay for the software.For me, I was looking for something that supported multiple users (so my husband mom and I can all manage the rentals together), had chat built into it (again because my family co-manages it's a lot easier to keep everyone on one page here), and also had payments for rent and reimbursements.

It was a family member co worker and wanted a quick sale.

@Erik Pierson is there the potential to rent to travelling workers in your market? 

I was wondering if deed restrictions restrict senior co-housing, or Airbnb?
