I purchased a rental property a few months ago and in the process of rehabbing it and getting inspections passed, we obviously had to turn the water on.  2 months later the water company sent me a water bill for $400. 

I had a feeling there was going to be some kind of speedbump, so when I presented the PSA, I went ahead and made my inspection period 60 days.

@Byron ScottThe buyer will pay for the home inspection report and the appraisal.

He is a moderately active member here and I would trust him to do an inspection for me.

As a plucked from air number $30K in repairs seem reasonable,  subject to inspection.

As an investor, my education, knowledge must be up to doing my own inspections, calcing my own offer price.I've bought 40+ rentals, I've never been given secret sauce helps from a buyers agent or even deals. 

I make offers contingent upon inspection, that will include leases and rentrolls and of course the full financials.

All these are very safe areas.Costa Mesa is even more affordable with decent schools, especially southeast area of Newport Blvd closer to the Newport Backbay but it is definitely closer to the lesser safe parts of the OC (northwest of Newport Blvd).Santa Ana is getting a lot better in terms of crime, a lot of downtown gentrification near Main and 4th.

So I’m a non resident living in the US for some time now and am getting closer to pulling the trigger on my first investment property.
