I would be bullish on good housing near the hospital/medical center as those places will drive nurses, techs, etc other solid income tenants.

The commute sucks but its cheaper and the communities are new, shopping centers are new. 

On a good day, takes commuters about an hour to get into center city of the District.

In essence, its a one-stop control center with almost unlimited add-on functionality and automation. 

It only evidences Tenant’s offer to negotiate in good faith with Landlord for a lease of space in the Center.

@Dax Gurr There are plans to expand the Ctrain there I believe, and also the city is introducing a new train line on Center street (Cutting between NW and NE right by the airport) but this would take at least 8-10 years in my opinion.

So, I think the county just doesn't want a trailer park there, because it's so close to a highway and a new hospital and other shopping centers.

Dave you have not mentioned what kind of commercial property you are looking for.Many types out there.Example: Retail strip center with national tenants at a 6.5 cap for 5 million putting 1.5 million of your own cash down with median income at 90,000 or higher.
