I wanted to receive some opinions if it is worth investing into marketing campaigns to find motivated sellers that are not listed on the MLS?

@Steven BarrosWe are restricted from listing actual lenders here, but there are at least 2 banks that specialize in lending to IRAs and 401k plans.

Also rental license and restrictions are easier & cheaper in the burbs, with better tenants.  

My pricing was off and my buyers list wasn't interested in the area, so I had to crank up the campaign to find buyers. 

it has nothing to do with banks, but you also cannot wholesale bank REOs because they will not accept the and/or assigns and very often there are clauses restricting the resale of the property.  

Almost every program across the nation has serious restrictions on drug use.

I would also check their documentation to see if they have included the restrictive language that I mentioned above. 

Direct mail is what everyone swears on and I have a small campaign out now.  

I don't know how B2 is defined in your city's ordinances but usually zoning codes are more restrictive of multi-family and less restrictive of single-family.
