I’m planning on doing a DIY shiplap wall around my boring fireplace that won’t cost much and also painting all kitchen and bathrooms cabinets to a nice bright white to get rid of the outdated oak color.

It sat on the market for many years and we finally took it off. then the asking price was several hundred thousand less...it still did not sell after one year so we took it off and did major renovation. we rellisted.

They included market rate for the kitchen cabinets despite the fact that I built them myself.

Recently (Oct 2022) the tenant moved out and the new family is paying $2150/month so now it does cash flow a few hundred dollars - yay!

We're in the process of renewing our insurance policies on our apartment and commercial properties throughout Florida, and I'm being told to expect 15% increases across the board for property, liability, crime, etc. and likely larger increases (several hundred percent) on the umbrella policies.

So it will stay in its current layout (but getting all new cabinets and some new plumbing). 

Minor other improvements such as fans in rooms and adding cabinets to the garage.

If so, have you ever gotten an inspection just to find out that the scope is too costly to make it a profitable flip and just ended up spending a few hundred dollars for nothing?
