were this works well is in the rougher neighborhoods frankly burnt out landlords inherted properties no one wants them but investors for rentals.. 250k in your area seems to me to be way to high of priced stuff to target and much better target to just list and sell as a broker.. not to mention being a RE agents both of you this is a career that will last for years and potentially the rest of your life.. whereas wholesaling most burn out before they do anything and the rest grow tired of it in a few years unless they are those 1% ers.. that scale it and make a living but again this is done in renter dominated markets.Just sayin  you guys are obviously smart driven etc.. and the buyers of these properties if your lucky enough to get one will grind you down to the point you can't find anything cheap enough for them.. your only as good as what deals you bring.. the big winner out of this deal is going to be the agent getting free referrals  :)  think about it..

If you partner up with a friend or family member and the partnership loses a bunch of money because of something you accidentally did, you can easily burn bridges with great people in your life.
