New to BP SoCal/Europe RE investor! :)

Hello everyone! I have joined BP about a month ago and so far have listened to about 1/3 of all the podcasts. I live in So Cal (Orange County and San Diego) and also in Europe part time. My first experiences with RE investing turned a disaster when we had to short sell our three Cal beach properties in 2008-2011. Back then I decided that RE investing is not for me and have been living with a sort of a "mild form of background depression caused by missing real estate". :) I LOVE RE! I tried other things and nothing excites me more than RE. 

About six weeks ago I woke up with a burning desire to get back into RE. Got on YouTube that morning and here I am on this BP forum... :D 

Right now I own one parcel of land in CA that I own free and clear (and will be selling it to get cash for investing), two rental apartments in Europe (selling one and renovating the other), and a nice piece of land in Europe. 

My passion in real estate is finding a hidden value in properties. Once I get into a property - any property, for sale or not - my imagination starts knocking off walls, adding sq footage, designing nooks and other acrobatics... I love renovations and rehabs as well... I'd LOVE to find a great partner to do all this together. 

Personally about me - I am a single mom in my early forties. I have a nine year old daughter. We live part time in California and part time in Europe (we both are multilingual - I speak five and my daughter speaks three languages). I learn constantly - not in a nerdy way, but read a lot and listen to audio books and podcasts at any given opportunity - try to learn things that help me make my life better. 

I cannot imagine working for someone, so RE is perfect for me. I feel quite confident in RE and cannot wait for my next deal. I am thinking about starting with flips and renovations this spring and later get into large multifamily properties that I could hold.
