I've been interested in real estate for a long time but never really put any energy into it.  

Bring that energy, but bring substance too.

I have now invested quite a bit of time, energy and money on educating myself on the subject and feel I have a pretty well rounded knowledge base. 

Markets move through real estate cycles (looks like a sideways S) and investing at the wrong time can have grave consequences for your financial future and net worth.Since it appears that you're just getting started, here are a few bullets of advice from one of my recent blog posts. 

Check progress daily if possible and keep a firm hand on the purse strings.You're spreading your energy a bit thin maybe too.

We are putting in Smartcore flooring in a tri-plex This will be a  hold property at this time so we want to make it as bullet proof as possible as we renovate.

I'm planning to replace my windows before fall with energy efficient windows.
