I had him do a number of smaller jobs like hanging a light, installing a sink/disposal and handful of other small plumbing items.

Replaced rear doors.Repaired drywall and painted throughout home.Added recessed lighting in bedrooms, kitchen, and living room.New hardware in bathrooms and kitchen. 

As a brand new person I am going through the Bigger Pockets forums trying to piece together what people say the hallmarks of these good lenders are.

Property is being sold as "STR Business" (website, branding etc) at about 3x what local comps for same size and bedroom count residential homes are going for.  

My rent has been paid it said my lights will be paid on the 15 of this month but it still says batched so how can I recertify when it says batched for almost three weeks and it doesn't give me a form to download or fill out do I have to wait till the batched goes away or what because come the first I'm gonna be behind again 

Added about $2500 of our own money for very light cosmetic updates and did the work ourselves.
