Realistically they should just buy the property completely (not assign) letting the owner know if they listed they would get more, but if they don't want to bother listing (some people really don't care) then buy it close on it and resell it (wholesale).

So far I haven't had any complaints from the tenants.Moral of the story...don't bother with physical traps or calling an exterminator; go with the poison pellets straight away.

I see this metric of gross income should be 3x or 4x rent and cannot see how this can possibly be useful other than a preliminary "should I even bother looking at this app".I think a more useful metric would be to use net income which you can calculate by looking at their credit report.

That is, some tenants turn out to be TERRIBLE--damaging the property, constantly bothering the super about issues created by the tenant, etc.
