Both my properties are 4 bed / 3 bath and gross about $48-52k a year on airbnb.

I thought of purchasing a 2 bed condo for around 88k and putting a tenant inside.

For example, the other day I found a 2/2 duplex (4 bed/4 bath total), for about 41k and it would cash flow $600/month.

There are so many unknowns right now and if the hysteria over the virus drags on for months and this really does permanently change our way of life (I'm skeptical) with more permanent levels of social distancing or rolling lockdowns or who knows what, you might never see the restaurant industry recover, many types of office space might become obsolete, retail may move almost completely online.

It is a 2 bed / 1 bath with 900 SF.

This sounds like a retail deal and not an opportunity for an investor/flipper.

Say, for example, you have a small 3 bed/1 bath house and the rooms are very small. 

You are buying a bed and events venue that will sink or swim based on your ability to self develop local marketing for : weddings, corporate dept getaways, mastermind meetings, anniversaries, birthday parties, religious getaways, sports recruiting events, sales conferences, corporate team building, family reunions, off site tailgate parties,etc.

Will just need to get some bunk beds for the kids haha!

Price is about $150,000, both 3 bed rooms and the building is ~2,900 SQF.
