All I'm saying is flipping can easily cascade and you are better off creating a strategy that takes advantage of economies of scale.

Picking one niche is honestly the only way to create the right systems and processes to scale...I have been good at trying way too many things instead of being a master on one...

The bankruptcy gets combined, in a way, with the house debt and could create a short sale, foreclosure, or more.

I removed popcorn ceilings, painted all walls (inside and out), replaced and changed out light fixtures (inside and outside), furnished the entire home, and created a fun outdoor space (fire pit, grill, picnic area, outdoor games - including wiffle ball!).

I would recommend never taking that much rent in advance, it creates problems exactly like this.

This is why there are policies that are created with vacancy clauses or policies like builders risk policy which cover a house that is under construction.
