So we need at least a 3 bedroom 2 full bathroom house, preferably with a spare room for an office.

My daughter and her two roomies are renting my nice 3 bedroom house along the coast.

Many would call that a bad deal; however, you have to look at a) the money I saved on living expenses over those 3 years, b) the equity I've gained through appreciation and pay down on a loan that I've never once had to pay with "my own" money, c) the education I've received because I had the bright idea to rent out some spare bedrooms in my house after college; I wouldn't be here on BP with 2 more properties if I hadn't bought that house, and c) the confidence I gained from becoming a female homeowner and landlord at the age of 25.On paper, that house looks like a bad deal; however, I see it as a savings account for another property that also happens to pay me $65 a month.

It is a 2 bedroom on bottom floor and 1 bedroom on top (with ability to make into 2 bedroom by finishing attic). 

Bedroom 3 is under 9' in any direction.

This has the possibility to be rented out room by room (up to 6 bedrooms) it doesn’t make sense to flip it and sell it as a whole in this area because it’s 2X bigger than any house in the area....

So, what we thought would be 7 human beings in a 4 bedroom  (a couple and their 5 children) has now turned into ten human beings stuffed  into a 4 bedroom unit, with seven children in two bedrooms.I can just see this when we get to court - we'll be considered monsters, trying to kick out an old lady with a walker and oxygen.
