@Cameron Weld if you go to the county clerk office or website, you can pull the title history yourself for free because its public record and look for any liens that have been filed against the property.

I also use Cozy for reasons mentioned above, plus I like that there is one place to keep the lease agreement, receipts and records for repairs, payment history etc.  

You need to use multiple measures to determine the viability of a potential investment, along with the track record of the key investor or syndicator, the area the property is located in and many other factors.

@Nanyarid Gonzalez here is the public record website for looking up property information for Philly - https://property.phila.gov/You can look up a property owners name, and then reach out to them if you're interested in buying their place!

And now found that city is about 12 months behind with  title transfer recording. 

I'd also prefer not to have a claim on record. 

They never turned me down because of my record. 

Aside from the interest rate and amount of the loan, you should also look for a lender with a solid track record and reputation.

@Brenden MitchumI've been doing more research into the Cumberland County records, and the property is definitely a single family house in their records. 

You can just check the County Clerk records.
